Richland Hills Real Estate

Richland Hills is a vibrant, progressive community strategically located in the crescent of Northeast Loop 820 and Texas State Highway 121 in Northeast Tarrant County. Richland Hiills borders the northeast corner of Fort Worth, is less than 20 miles from the Dallas/Fort Worth International Airport, less than 15 miles to downtown Fort Worth and less than 30 miles to downtown Dallas. The population was 8,132 at the 2000 census.

Railroad access is currently and commuter rail connects Richland Hills to downtown Fort Worth and Dallas. Rider Request bus service is provided throughout the Richland Hills and to neighboring Fort Worth. Express bus service is available to downtown Fort Worth.

Students of Richland Hills are in the acclaimed Birdville Independent School District (BISD). The district has twenty-one elementary, seven middle, and four high schools. The district covers Richland Hills along with parts of Colleyville, Fort Worth, Haltom City, Hurst, North Richland Hills and Watauga. Within a ten-minute drive, Tarrant County College offers a wealth of classes. Several major colleges and universities are also within easy driving distance.

The city has a well-equipped Library and Parks and Recreation Department. The city offers a wide variety of activities including preschool, youth, adult and senior citizen classes, plus special events and building rental. Three public parks offer tennis courts and jogging trails. The city of Richland Hills and surrounding areas provide an abundance of arts, recreation and sports attractions. The Metroplex is home to several renowned museums, symphony orchestras, ballet and dance companies, opera, theater and jazz organizations. Nearby recreation attractions include Six Flags Over Texas and Hurricane Harbor. In addition, local lakes and country clubs provide other recreational opportunities such as sailing, fishing, water skiing and golf.

Approximately 80% of the housing Richland Hills is in single-family dwellings and 19.1% is multi-family. The remainder of the housing in Richland Hills accommodates elderly or disabled individuals as retirement homes or assisted living. Richland Hills has a rural feel with large lots and homes. The average single-family lot in Richland Hills is a quarter of an acre. Several homes are located on lots of one-half to two acres. The average sales price of a single family home or condo was $144,558 in January 2007.
