University Park Real Estate

University Park is situated in the area that is referred to as "The Park Cities." Along with Highland Park, these two neighborhoods are two of Dallas' best known and most coveted communities. Surrounded by the city of Dallas, University Park has a top-rated school system, fabulous shopping, parks, and a small-town community feeling among the residents.

University Park boasts stately mansions and quaint cottages. Many of the coveted lots in this primo neighborhood host smaller, older homes. Removing existing homes, and building larger McMansions in their places tend to be the trend here. Town homes and condos are also available if you are set on having the University Park address. A three bedroom, three bath unit will only set you back $650,000!

Even though many of the homes have pools in the backyards, the city touts its own swimming facility located on Lovers Lane within Curtis Park. The 50-meter pool is available for the residents of University Park, and those who reside in the Highland Park School District only.

Tennis anyone? The City offers six double tennis courts for recreational tennis play and all the courts have practice backboards and are lighted for evening play. The City is served by the Highland Park Independent School District (HPISD). In state testing, HPISD students consistently rank among the highest in the state, with 97% of the graduating class typically continuing on to college.

The City is also the home of Southern Methodist University, which was founded in rural Dallas County in 1915. Southern Methodist University was the main magnet for the area with a small cluster of homes surrounding the fledgling university making up the city. The University supplied these homes with utility service until 1924, when the growing population could no longer be supported by the school's facilities.

In response, the area's homeowners first sought annexation into the town of Highland Park, but were refused due to the high cost which would have been required to provide the necessary utility and safety services. Shortly thereafter, Dallas also refused a request for annexation on similar grounds. So community leaders incorporated the area as a separate city on April 12, 1924. When first incorporated, the city encompassed 515 acres, 380 homes, and 1,200 residents. As a result of efforts to build and improve the city, University Park grew to a population of over 20,000 residents by 1945 and had become one of the most prestigious locations in the area. Since the 1940s, the population and area of University Park have remained relatively stable at 22,000 residents and 3.8 square miles.
